Premium residential construction in Portugal is a quality decision before it is a price, and on the scale we work at, projects generally start around €500,000. What you ultimately spend follows the site, the specification, and whether one team controls design and construction together. This guide is an honest breakdown of where the money actually goes, and why the lowest bid and the final cost are rarely the same number.

Indicative ranges (2026)

These are construction-cost ranges for budgeting conversations, not quotes. Standard construction runs roughly €1,200–1,800/m². We take on premium residential from around €2,000/m² upwards (below that, integrated design-build isn’t the right fit) with bespoke, architect-led and coastal projects typically €2,650–3,950+/m². Real numbers come from a real program on a real site, which is what our feasibility review produces.

What moves the number

The site (slope, access, soil, an existing structure); the envelope and systems specification (glazing, HVAC, pools, domotics); the finish level (premium is mostly decided in bathrooms, kitchens, carpentry and stone); location logistics (coastal and remote sites carry real premiums); and the licensing calendar, because time is a cost. Engineering specialties are where invisible money lives: structure, water, electrical, HVAC, telecom, acoustics, fire.

Where budgets die

Not in the contractor’s margin: in the gaps. The classic failure: a design tendered to the cheapest bidder, priced off incomplete drawings, renegotiated mid-build through change orders. The lowest bid and the final cost are different numbers. A design-build contract closes that gap structurally: the team that priced it drew it, and the team that drew it builds it. Design-led: selected work

Every project begins as a design problem, not a construction quote: restraint and material honesty over decoration, resolved in full BIM and built by the same studio that designs it, so the design reaches handover intact. Is the price per m² fixed in the contract?
The contract fixes scope, specification and price together: that’s the point of integrating design and construction. Changes you request are priced transparently before they happen, not discovered after.

What about land, fees and taxes?
Budget separately for land, design and licensing fees, municipal taxes, utility connections and VAT. The feasibility review lays out the full picture for your municipality. Lisbon and the Comporta coast behave differently.
