WALLNUT designs, licenses and builds premium homes on the Cascais coast (new villas in Quinta da Marinha, Birre and Guincho, full renovations in Estoril and Monte Estoril) under a single contract. One Lisbon-based team of 22 architects and engineers is responsible from the first sketch to handover, so a villa on the line doesn’t become a project you referee between an architect, an engineer and a builder.

Building in Cascais

The Cascais–Estoril coast is plot-by-plot: edificability, setbacks and height differ street by street, the Câmara Municipal de Cascais licensing process runs end to end, and the protected coastline near Guincho and the Sintra-Cascais natural park adds real constraints. We handle the full path: architecture, all engineering specialties, submissions and follow-up to approval.

Most premium work here starts from an existing villa, so every project runs on a full BIM workflow with reality capture of what is already there: the surprises inside the walls are found before they become change orders.

Why design-build on the coast

In the traditional model you hire an architect, tender the work to a builder, and spend the construction refereeing between the two. In a design-build contract there is one responsible party: the team that drew it builds it. Decisions are faster, budgets are owned by the people who set them, and there is no “the drawings didn’t say that”. For owners who live abroad (much of the Cascais market), it also means one English-speaking point of contact through the whole project.

How it works

1. Tell us about your project: we answer within 24 hours with a tailored next step.
2. Feasibility and fit review: plot or villa, edificability, licensing constraints, budget frame.
3. Design and licensing, with immersive visualization so you approve what will actually be built.
4. Construction by the same team, with transparent cost control to handover.

Design-led: selected work

Every project begins as a design problem, not a construction quote: restraint and material honesty over decoration, resolved in full BIM and built by the same studio that designs it, so the design reaches handover intact. Selected work includes Hotel Umay, an 11,000 m² wellness hotel on the Melides coast, Villa Ninho d’Águia in Albufeira (2,000 m²) and the Casa do Paço quinta restoration in the Douro (650 m²).

Frequently asked

Do you work with owners living abroad?
Yes, a large part of our clients manage their Cascais project remotely. BIM models, reality capture and immersive visualization exist precisely so decisions don’t require flights.

How long does licensing take in Cascais?
It varies by location, plot classification and scope: typically several months to over a year for substantial new builds or protected-villa renovations. We scope it honestly in the feasibility review and design the calendar around it.

Which areas do you cover?
The whole line: Cascais, Estoril, Monte Estoril, Quinta da Marinha, Birre, Guincho and Alcabideche. See also our Lisbon practice and what premium construction really costs in Portugal.
